Interior Inspections

  • Run the dishwasher monthly.

  • Conduct a physical room-by-room inspection.

  • Ensure all doors and windows are closed, securely locked, and in good working condition.

  • Check air conditioner/heating settings on the thermostat and ensure they are functioning properly.

  • Set the thermostat to the client’s seasonal preference.

  • Replace and date air filters as needed.

  • Check lights and replace burnt-out bulbs as necessary.

  • Check and reset the security system if needed.

  • Inspect showerheads for proper functioning.

  • Act as a local point of contact for security alarm service.

  • Check toilet supply lines and run water in all sinks, tubs, showers, and toilets to keep traps filled.

  • Inspect water service, interior taps, and faucets for leaks.

  • Check under sinks and vanities for plumbing leaks.

  • Dispose of deceased bugs and insects.

  • Inspect refrigerator sustainability and check the ice maker in the freezer.

  • Look for pest problems.

  • Check floors, walls, and ceilings for signs of water damage or leaks.

  • Inspect the hot water heater.

  • Check batteries in smoke detectors and the alarm system.

  • Inspect for running toilets.

  • Send inspection/verification reports and digital photographs to the property owner via email, when appropriate.

Exterior Inspections

  • Check for stucco cracks, paint issues, bulkheads, or visible roof damage.

  • Inspect windows for leaks and faulty weather stripping.

  • Look for signs of vandalism, storm damage, or forced entry.

  • Check soffit and fascia for mold or mildew.

  • Ensure gutters are clear for proper drainage (upon request).

  • Inspect for broken or ruptured irrigation lines.

  • Check lawn care, erosion problems, or drainage issues.

  • Secure or arrange patio and deck furniture.

  • Ensure all gates and outbuildings are locked.

  • Inspect screens and porch enclosures for tears or damage.

  • Visually check the condition of exterior A/C units.
